Navigating the 30-Year Mortgage: A Comprehensive Guide to Understanding, Managing, and Reducing Cost

Image
Buying a home is a monumental decision, one that often comes with a mix of excitement and anxiety. For most of us, purchasing a home outright with cash is a dream far beyond reach, which leaves us with the more common path—a mortgage. Specifically, a 30-year mortgage is the most popular choice among homebuyers in the United States. While it offers lower monthly payments, it also extends the debt obligation over a long period. So, when you sign that mortgage agreement, your home is technically yours only after 30 years of consistent payments. In this post, we will delve into the intricacies of the 30-year mortgage, using a loan of $1,000,000 at an interest rate of 7% spread across 30 years as our case study.

Rethinking Interest Rates: A View on Inflation, Manufacturing, and Economic Health

Image
Inflation is a critical issue that affects us all, from the prices we pay for everyday goods to the long-term planning for our financial futures. In the United States, the Federal Reserve often turns to interest rates as a primary tool for managing inflation. The idea is that by raising interest rates, borrowing becomes more expensive, which can cool down the economy and reduce inflation. Conversely, lowering interest rates is supposed to stimulate spending and investment. But as an average middle-class person, I’m increasingly concerned that this approach may not be the most effective way to control inflation and could even lead us into a recession. Instead, I believe we need to look at the broader factors contributing to inflation and rethink our economic policies.

Dividend Growth characteristics of my portfolio

Image
Recently I came across a comment regarding dividend ETFs. “ Most div ETFs never raise their dividend payout = NO growing dividend ”. Since my portfolio is exclusively invested in indexed ETFs (not necessarily dividend based) I was interested in understanding the dividend growth characteristic of my portfolio and determine if my portfolio qualifies as a dividend growth portfolio.

Self-sustaining portfolio?

Image
One of my goals has been to create a self-sustaining portfolio. My definition of self-sustaining portfolio is one in which new capital comes from the portfolio itself and not from our income. Such a portfolio could continue to provide a passive income perpetually and would be very useful during retirement. My quest is of course to achieve this even before retirement. Could I create a self-sustaining portfolio before reaching 60?

Exploring Vanguard's New Factor-Based ETFs: Active Management in the ETF Landscape

Image
Factor investing is a strategic investment method that centers on identifying measurable attributes, known as "factors," capable of elucidating variations in stock performance. This approach hinges on the deliberate adjustment of equity portfolios to emphasize or de-emphasize specific factors, aiming to achieve sustained returns surpassing benchmark indices over the long term. Unlike subjective opinions or speculative judgments, factor investing relies on quantitative analysis grounded in readily observable data, such as stock prices and financial metrics.  It seeks to harness the power of empirically supported factors, like value, momentum, size, or quality, to optimize investment outcomes. By selecting and weighting these factors in a systematic manner, investors hope to exploit underlying market inefficiencies and enhance portfolio performance. Factor investing, thus, represents a data-driven, evidence-based strategy designed to capitalize on identifiable attributes drivin...

Vanguard Canada's New ETFs: A Comprehensive Review and Comparison

Image
I stumbled upon some intriguing (albeit delayed) news regarding Vanguard Canada's recent launch of three new ETFs. Being an avid Vanguard enthusiast, I couldn't resist investigating further. These ETFs bear a striking resemblance to the target date funds available in the United States. Nevertheless, what sets them apart is their unchanging asset allocation over time. Each ETF is designed to adhere to a specific asset allocation pattern, encompassing Canadian bonds, US stocks, Canadian stocks, developed market stocks/bonds, and emerging market stocks/bonds.

Tax-loss harvesting

Image
Tax-loss harvesting is a process selling equities (stocks, ETFs and mutual funds) at a loss to get tax benefits. This might sound counterintuitive. Why would you sell at a loss? The idea is to sell the equity to realize a loss and then buy back the equity at reduced a price. Effectively, realize a loss without any change in portfolio. In a way this can be considered as an indirect income. Interested?
